Golden Visa Through Property: Current Rules and the Honest Caveats

Verified: 17 October 2026 · Last Updated: 17 October 2026 · Author: Straits Properties LLC

The Short Answer

Owning UAE property worth at least AED 2 million makes you eligible for a renewable 10-year Golden Residency permit (ICP and the Dubai Land Department), and it lets you sponsor your spouse, children and parents. The property may be mortgaged to an approved UAE bank, and off-plan purchases from approved developers can qualify (ICP, accessed 17 October 2026). In Dubai you apply through the DLD. The main applicant's fees total AED 9,884.75, and you must be in the UAE to apply.

The caveats:

  • The test is value: an AED 2 million unit qualifies once the SPA is signed, even if mortgaged or still being paid for off-plan.

  • Mortgaged applicants still need a no-objection letter from their bank.

  • The visa gives you residency, not tax residency. It does not change your tax position at home.

What is the UAE Golden Visa?

The Golden Visa, which ICP calls Golden Residency, is a long-term UAE residence permit that does not need an employer or other sponsor. It is issued to qualifying investors, entrepreneurs, talents and students. Benefits listed by ICP and the UAE government portal include:

  • sponsoring a spouse and children regardless of age, and parents

  • staying outside the UAE for longer than the usual six months without the permit lapsing

  • a six-month multiple-entry visa, renewable once, for applicants outside the UAE to complete the process

  • family members may remain for the validity of their permits if the sponsor dies

What are the property requirements?

How we read the rules: the test is the property's value, not the amount you have paid. A unit worth AED 2 million qualifies once the sale and purchase agreement (SPA) is signed and registered in your name, whether it is mortgaged or bought off-plan. It does not need to be fully paid, or 50% paid. The DLD still asks mortgaged applicants for a bank no-objection letter, so arrange it with your lender early.

Does joint ownership count?

The DLD and ICP both require the property to be wholly owned and registered in the applicant's name. Neither page we reviewed explains how jointly owned property is treated, for example a couple each owning 50% of an AED 4 million unit. Do not assume a jointly held property qualifies. Ask the DLD.

How do I apply in Dubai, and what does it cost?

You apply through the DLD's "Golden Visa application – Investor" service. Only the applicant may attend; representatives are not permitted, and you must be inside the UAE. The DLD lists a service time of 7–10 business days.

*Our reading is that the family fee applies per person. On that basis, an investor plus a spouse and two children would pay about AED 27,800, before health insurance and document attestation. To be confirmed with the DLD.

Dependants need attested marriage and birth certificates, health insurance and, for parents, a consulate dependency certificate.

What are the honest caveats?
  1. Don't buy a property to get a visa. A AED 2 million purchase carries an AED 80,000 DLD transfer fee alone, plus every risk in our other research. If the property doesn't work as an investment, the visa doesn't rescue it.

  2. The threshold drives prices just above AED 2 million. Developers market units at exactly the threshold. Check the price per square foot against comparable units, not the visa eligibility.

  3. Selling the property may end your eligibility. The permit rests on continued ownership. We have not found an official statement of what happens if you sell mid-term, so assume the permit is at risk.

  4. Residency is not tax residency. A UAE residence permit does not by itself make you UAE tax-resident, or end your tax residency in Singapore, Malaysia or Indonesia. Those depend on each country's rules and on where you actually live. This is a tax-adviser question.

  5. Rules change. Official pages are not fully aligned even today. Verify at the time you apply, not at the time you buy.

Is the Golden Visa worth it for an Asian investor?

It is worth having if you actually plan to spend time in the UAE, or want a residence option for family. Long-term residency also improves banking access: some mortgage and account terms are better for residents than non-residents (see our mortgage article). It is not worth paying a premium for. If you would not buy the property without the visa, the visa is the wrong reason to buy.

Frequently Asked

How much property do I need to buy for a UAE Golden Visa?

At least AED 2 million in total value, in one or more properties wholly owned in your name, under ICP and DLD rules checked on 17 October 2026.

Can I get a Golden Visa with a mortgaged property?

Yes, if the property is worth at least AED 2 million, the loan is from an approved UAE bank and the bank issues a no-objection letter; the price does not need to be fully paid.

Does an off-plan property qualify for the Golden Visa?

ICP says off-plan units totalling at least AED 2 million from an approved developer qualify; confirm the evidence the DLD requires before buying.

How long is the property Golden Visa?

It is 10 years, renewable, for property investors, according to both ICP and the DLD.

Does a Golden Visa make me tax-resident in the UAE?

Not by itself. Tax residency depends on UAE and home-country rules and on where you live, so take tax advice.
